Boundary Survey Consultation:
Because we specialize in mortgage loan inspections, we perform few boundary surveys. We are not anxious to sell our services in this regard. However, because we are a specialized firm, this allows us to be very impartial in our approach to the boundary consultation. In most cases we can be excellent coaches to the landowner through this process. We can help landowners make choices and explore alternative options. Here is some important general information:
- A boundary survey is the “scoop to nuts” service, which can be very expensive. A small house lot can begin at around $2,000, and it is not unusual for boundary surveys to exceed $2,000 to $3,000.
- In a boundary survey much of the work is “invisible”. It consists of researching deeds and plans. After the fieldwork is performed, many hours are spent making calculations and applying the research. Calculations can be tedious and exacting, sometimes taking hours to determine property line locations to within 1 inch or less.
- A boundary survey is usually completed when the surveyor sets monuments at property corners, and delivers a survey plan.
